Aloha, E Komo Mai (Welcome!)
This is the homepage and official website for the Kula Kai View Estates Community Association. The Kula Kai subdivision has about 150 three-acre lots, located on the makai side of Highway 11, near milepost 78. It is across the highway from the Hawaiian Ocean View Estates subdivision. Kula Kai is in the Ka’u District of the County of Hawaii, on the Island of Hawaii which is also called the Big Island. Ka’u is in the most southern district in the most southern county in the United States. Other nearby subdivisions include HOV Ranchos, Kona Gardens Subdivision, and Kahuku Country Estates.
All access into Kula Kai is by Kona Kai Boulevard which is a gated private road. Invited guests and service providers must get a security code to enter the subdivision. Kona Kai Blvd. dead-ends well before it reaches the ocean, so there is no ocean access directly from Kula Kai. There are nine cross streets that provide access to the 36 lots that do not face Kona Kai Boulevard. None of these cross streets connect with any adjacent subdivisions. The road system and gate are maintained by the Kula Kai View Estates Community Association. All lot owners in Kula Kai are members of the association and pay an annual fee that maintains the road and gate and related items. At its annual meeting, Association members elect directors who elect the officers of the Board. The Board manages the assets of the Association and meets several times a year as needed. It welcomes input from community members. The Association is incorporated and has Articles of Incorporation and Bylaws.
